Kitchen Remodel with a Modern Design and Mudroom Addition

“Kitchen remodel, new mudroom addition, but… keep the historic custom built-in ironing board!”

Goal:

Have a modern kitchen design that allows us to entertain and a formal mudroom to segregate the seasons when coming in and out of the house.

Process:

Situated in Manchester, NH, our project involved a comprehensive transformation encompassing full kitchen remodel, kitchen refurbishment, and the addition of a mudroom. The challenge lay in dealing with various non-conforming aspects of the property. Fortunately, we navigated these setbacks by extending the grandfathered non-conformance, avoiding the need for zoning board adjustments or planning relief when constructing the new mudroom addition at the rear of the house.

With all necessary permits in hand, we executed the project in two distinct phases:

1. Mudroom Addition: We began with the construction of the mudroom addition, allowing us to create a functional and stylish entryway without inconveniencing the homeowners. Given the custom nature of homes in this neighborhood, seamlessly integrating the new structure with the existing framing was a top priority. Our skilled carpenters expertly made it appear as though the addition had always been a part of the home. Additionally, we relocated the existing half bath to optimize the layout of the kitchen, complete with a quartz-topped center island.

2. Full Kitchen Renovation: Following the successful completion of the mudroom addition, we transitioned to the full kitchen renovation. Our goal was to minimize downtime for the homeowners, ensuring that they could continue to use their kitchen as comfortably as possible. The renovation included carefully executed tile backsplashes, meticulously prepared large-format floor tiles, and the installation of high-end polished brass and white appliances. We also paid special attention to preserving the original homeowner’s built-in ironing board, which still bears the marks of the heights and dates of the original owner’s children from the 1940s.

With the project now complete, this family can fully enjoy the new character and atmosphere of their home, combining modern convenience with a touch of history.

The removal of the roof system and exterior walls demanded extensive custom framing and carpentry.

Despite the limited size, achieving a harmonious tie-in with the existing roofline was paramount.

This meticulous approach ensured proper pitching, effective waterproofing, and the maximization of ceiling height.

Reinforcing for a Better Tomorrow

To create an open and inviting kitchen, a significant amount of structural support and reinforcement work was carried out from the foundation upward.

A combination of concrete, wood, and steel elements were strategically employed to bolster the existing building’s integrity.

This not only safeguarded the structure but also facilitated the removal of two bearing partitions, enhancing the overall layout.

Custom Elegance and High-End Appliances

No kitchen remodeling is complete without personalized touches and top-tier appliances, therefore in this project, we used high-end Wolf appliances, an efficient exhaust system, a custom-fabricated island microwave alcove, and a beautiful sink with a stylish faucet to elevate the culinary experience.

Carefully planned lighting and extensive floor leveling seamlessly connected three different additions, creating a unified and polished space.

The result of this kitchen remodeling endeavor is a kitchen designed for both functionality and aesthetics.

Home Improvement: Ocean View!

“Serenity is embraced by an endless ocean view.”

Goal:

The homeowner chose a gem by the majestic Atlantic Ocean, but the existing house needed significant home improvement to enhance the view and overall flow.

With plans for a master suite, double bathrooms, kitchen, and living room remodel, we pursued these improvements to fully appreciate the stunning scenery across the street.

Process:

Undertaking extensive home improvement on the 1st-floor layout, we created an open space highlighting ocean views, surfers, and more.

The home improvement project involved analyzing floor plans, site layout, and key design elements.

Structural partitions necessitated skilled carpentry while uneven ceilings demanded leveling for this home improvement endeavor.

This comprehensive project merged six floor configurations into one cohesive design, and we upgraded the electrical system.

The formerly complicated master suite is now free-flowing, with ceramic tiles connecting the powder area, full bathroom, and a separate toilet room.

Eliminating unnecessary closets, upgrading cooktops, and installing custom counters and specialty lighting were key components of the home improvement plan.

One thing is certain: their new and improved floor plan offers an unobstructed Eastern world view every morning.

Complete Renovation: Main Building and a Dream Barn!

New Construction, Remodeling

“1800s Main Building Complete Renovation with Horses and a Dream Barn!”

Goal:

Located in the Oyster River district, this 1890s property was a byproduct of a large investment by South East Land Trust, to conserve 30+ acres surrounding it, which abuts another 40 or so acres of conservation land surrounding the Lamprey River.

We purchased what was arguably in the most disrepair house in order to bring it back to its former glory starting with a complete renovation. Which grew, and grew..

Process:

Starting with the roof replacement, to create a watertight ‘top’ we were quite surprised at the integrity of it and felt as though this was going to be a straightforward refresh.

With the neighboring horses staring at us, shaking their heads we got the feeling an incredible amount of infrastructure would be required.

So, planning and permitting started!

Septic: out with old, in with new;

Electrical: remove everything starting from scratch (although the old glass fuse tubes were cool).

Plumbing: What plumbing? 1 bathroom in 3,000 SF… so we made two full bathrooms and one half bathroom. Heating and cooling? Yes, the steam heat was GREAT but to accommodate the new layout the radiators had to go, and in went air conditioning to boot.

Removing 50% of 2nd-floor interior partitions, and reframing 20% of 1st-floor systems. Relocated stairwell, created a custom kitchen with custom full-size open walk-in pantry.

High-efficiency appliances, LED lighting, hardwood floor refinishing and installation. Basement water mitigation system. Windows, doors, siding replacement, trim, exterior paint.

What about the barn?

30’x50’ feet with 18’ foot ceiling ridge height and 10’ foot tall poured concrete walls: a dream for car collectors, workshops, and horses – they don’t build them like they used to.

Tons of pre-planning, tons of ‘didn’t expect that’ and had to deal with it, but a beautiful end result as this house has been restored to better than original for the family to enjoy and create memories.

New Construction, Remodeling

“The Family Has Spoken- We Need More Space!!!!! Time for a House Renovation!”

Goal:

Make our 100-year-old home look new;
Increase family quality time space throughout the first floor;
Create a quiet time personal office;
Construct a separate master bedroom suite;

Process:

Following successful zoning relief for the 800SF addition, much pre-planning was performed to begin a full demolition of all interior finishes, partitions, and mechanical, electrical, and plumbing systems for the house renovation.

Build-It and homeowners selected every piece of equipment and finish material to ensure proper fit and finish.

Unknown structural obstacles threw some curve balls, but we were able to knock them out of the park.

Added natural gas service, a high-efficiency tankless water heating system, and closed-cell spray foam insulation throughout the existing spaces are a few more benefits this family gained.

Bold white trim decorates the exterior with complimenting historic sill window trim, all maintenance-free. The welcoming neutral interior colors, craftsman style doors, quartz counters, and warm wide plank flooring maintain the New England feel with the resiliency of new products for this family to enjoy.
