“1800s Main Building Complete Renovation with Horses and a Dream Barn!”

Goal:

Located in the Oyster River district, this 1890s property was a byproduct of a large investment by South East Land Trust, to conserve 30+ acres surrounding it, which abuts another 40 or so acres of conservation land surrounding the Lamprey River.

We purchased what was arguably in the most disrepair house in order to bring it back to its former glory starting with a complete renovation. Which grew, and grew..

Process:

Starting with the roof replacement, to create a watertight ‘top’ we were quite surprised at the integrity of it and felt as though this was going to be a straightforward refresh.

With the neighboring horses staring at us, shaking their heads we got the feeling an incredible amount of infrastructure would be required.

So, planning and permitting started!

Septic: out with old, in with new;

Electrical: remove everything starting from scratch (although the old glass fuse tubes were cool).

Plumbing: What plumbing? 1 bathroom in 3,000 SF… so we made two full bathrooms and one half bathroom. Heating and cooling? Yes, the steam heat was GREAT but to accommodate the new layout the radiators had to go, and in went air conditioning to boot.

Removing 50% of 2nd-floor interior partitions, and reframing 20% of 1st-floor systems. Relocated stairwell, created a custom kitchen with custom full-size open walk-in pantry.

High-efficiency appliances, LED lighting, hardwood floor refinishing and installation. Basement water mitigation system. Windows, doors, siding replacement, trim, exterior paint.

What about the barn?

30’x50’ feet with 18’ foot ceiling ridge height and 10’ foot tall poured concrete walls: a dream for car collectors, workshops, and horses –  they don’t build them like they used to.

Tons of pre-planning, tons of ‘didn’t expect that’ and had to deal with it, but a beautiful end result as this house has been restored to better than original for the family to enjoy and create memories.

“The Family Has Spoken- We Need More Space!!!!! Time for a House Renovation!”

Goal:

  • Make our 100-year-old home look new;
  • Increase family quality time space throughout the first floor;
  • Create a quiet time personal office;
  • Construct a separate master bedroom suite;

Process:

Following successful zoning relief for the 800SF addition, much pre-planning was performed to begin a full demolition of all interior finishes, partitions, and mechanical, electrical, and plumbing systems for the house renovation.

Build-It and homeowners selected every piece of equipment and finish material to ensure proper fit and finish.

Unknown structural obstacles threw some curve balls, but we were able to knock them out of the park.

Added natural gas service, a high-efficiency tankless water heating system, and closed-cell spray foam insulation throughout the existing spaces are a few more benefits this family gained.

Bold white trim decorates the exterior with complimenting historic sill window trim, all maintenance-free. The welcoming neutral interior colors, craftsman style doors, quartz counters, and warm wide plank flooring maintain the New England feel with the resiliency of new products for this family to enjoy.
