Total project control. Cleanliness’, noisy operations, SAFETY and timeliness all trumped every facet of construction. Renovating occupied structures presents challenges, these challenges are met with a much finer tooth comb when the surroundings are under 6 years in age. Impressionable, curious and naïve are why children are just that, when constructing in and around them, we ensured every move made had these young students at the top of the list for Safety and leadership.

This project was a wonderful example of transforming an under utilized space within a private club to a warm and graceful gathering room. It displayed our ability to work day in and out with Members of the Board and Operations to maintain a high level of communication throughout the process. Build-It also provided guidance to the Owner with a few of their Owner supplied vendors.

How do you mobilize and install a structural steel shell under a 4” thick concrete slab within the heart of an existing occupied, 24/7 production space? Easy! You call Build-It and expect nothing less than a great project, with a major commitment to the Safety and Working conditions of your staff!!

  • Converted 5,000 SF of ‘open to below’ space into usable square footage.
  • Full structural infill complete with new Fire Sprinkler System, HVAC and Electrical- ABOVE a live production area.
  • Safety guidelines included: Construction of temporary exhaust system for welding operations, full height plywood temporary partitions; heavy use of signage, lighting, walking platforms to conceal concrete pump hoses.
  • Welding, Cutting, Concrete Pumping and tons of signage and protection, that was the key.

Closing off an entire building wing while the balance of the hospital was live/operational was the greatest challenge of this project. Fortunately, our experience for working in and around occupied spaces with varied constraints proved to be a success for the Hospital, tenant and patients.

This project is a GREAT example of Build-It Construction’s ability to again SHARE space with other contractors. During this aggressive summer, HKS had FOUR general contractors performing tasks from this project to erecting a new building adjacent us.

  • Constricted above ceiling space at ground floor level required carefully coordination for MEP infrastructure above
  • Logistics for materials staging and delivery was all just in time
  • Building was occupied on floors above and adjacent spaces, as well as ‘other’ projects occurring in tandem, thus logistics was critical
  • Provided infrastructure for and coordination of all owner vendors (AV, IT, Recording Etc)

The backdrop of this project took place in an occupied library space. Extreme attention to sound and dust mitigation was paramount. Daily interfacing with Owner was necessary to achieve level of coordination to eliminate faculty and student disruption.

Following multiple rounds of value engineering, the Build-It team was able to provide savings of $500,000 by re-engineering the mechanical systems, offering different lighting manufacturers and swapping a number of finishes from door hardware to flooring specs. We worked collaboratively with the architectural and engineering teams to ensure that the original design intents were not sacrificed during this process.

  • New Roof Top Units and full duct work distribution
  • Create open ceiling plan for approximately 8,000SF
  • Constructed temporary/permanent construction corridor between project site and occupied spaces
  • Full gut and fitup of +/18,000SF within an occupied space
  • Close coordination with building occupants and HB management to ensure dust and noise mitigation, especially during abatement process

Renovation to existing historic structure during summer semester break. A portion of the interior was remodeled in addition to life safety system upgrades. Extreme care was taken to capture all existing conditions prior to removal and duplication to ensure OEM replacement for all characteristics.

  • New Asphalt Roof and Chimney System
  • New Windows and custom exterior cornice, water table and trim replacement
  • Scraped, prepped, filled and repainted all clapboard siding and exterior trim work
  • Interior plaster repairs, bath to laundry conversion, HW floor refinishing, painting
  • Time was of the essence as faculty and student were moved in prior to Sept First

Our team led the Pre-Construction efforts as well as construction for this project. From suggestion, qualifying and working with the A&E team to guiding the owner to milestones to achieve a hard end date. This project is a great example of understand our client’s business needs.

  • Occupied Class A Office building- high level of attention to surrounding tenants and protection/clean up
  • Full pre-construction services yielded a swift 5 week construction schedule

Demolition only project. Aggressive six week schedule for demolition of 3 floors in a 6 story occupied mixed use building. This structure underwent many levels of renovations and application of finishes on top of existing finishes (ceilings and flooring for instance). Thus much time was required to get down to a raw slab and deck, stripping every support, hanger and accessory that existed in the perimeter shell.

  • Segregation of life safety systems to ensure balance of building was operational
  • Protection of adjacent tenants on floors above and below to cocoon our space in
  • Fire department coordination paramount with any hot or impairment work
  • Decks were left CLEAN- everything stripped to prepare for incoming tenant
  • Life safety only systems were refit following demolition efforts
